Developers and landowners often hold a strong instinct about a site but lack the demand-side evidence to defend it to funders, boards or partners. We size the catchment, segment the customer, model expenditure and test absorption to confirm whether the market is deep enough, and at what scale and phasing.

Choosing between competing sites or land parcels

"Which site gives us the best chance of success?"

When several sites are on the table, gut feel and price per square metre are not enough. We rank sites against catchment quality, exposure, access, surrounding land use, planning context and likely Council support, so capital is committed to the strongest opportunity.

"What should we actually build on this land?"

Where the use is genuinely open, we work from the land up: a list of viable uses is screened against legal, physical and market filters, then tested financially, leading to a clear recommendation on use, scale and mix.

We interpret zoning, spatial development frameworks and precinct plans to clarify what type and scale of development is permissible today or could be approved in the future, and where rezoning could realistically unlock additional value.

For centres facing leakage, vacancy creep or shifting catchment dynamics, we review trading performance, tenant mix and competitive context, and recommend a repositioning, revamp or retenanting strategy grounded in market evidence.

"How much space should we take, and where should we locate?"

Retailers expanding, relocating or entering new markets need confidence on store size and location. We translate product offering, operations and expected turnover into an appropriate GLA, and advise on where stores should be located to support trading density.

Sometimes the brief is narrow: a catchment map, a competitor scan, a demographic profile, a shopper-intercept survey or a bespoke dashboard. We scope tightly to the decision at hand and deliver a focused, decision-ready output.

Years advising municipalities on spatial development frameworks, IDPs and LED strategies give us an unusually deep read of the public-sector context. We flag approval risk early and frame projects in language that resonates with planning authorities.
